If you were informed that:
“Seller has requested that Buyer submit all requests for Compensation or Concession with their offer” (or similar)
Here is what this means:
Seller has not established a pre-determined offer of Compensation to Buyer’s Broker in their listing agreement
Seller has not established a pre-determined offer of Concession (Credit) to Buyer in their listing agreement
Seller will be reviewing all terms of offers at the time they are received, and the estimated net proceeds from each offer
This does NOT mean:
That Seller is refusing or opposed to providing Compensation or Concession
That Seller or eXp Realty will not cooperate with other Buyer Brokers
How does the Buyer’s Broker & Agent get paid?
Review your Buyer Broker Representation agreement (required to be in place in NJ 8/1/24)
Review options with your Buyer to satisfy their obligation to pay the Buyer Broker.
Compensation can be provided by Buyer
At Buyer’s direction, Compensation can be requested to be paid by Seller in offer
At Buyer’s direction, Concession to Buyer can be requested to be paid by Seller. Buyer can used Concession to pay Buyer’s Broker
Combination of any of the above.
eXp Realty does not participate in Broker-to-Broker Compensation. Requesting a portion of eXp Realty’s Commission is not an option.
